ABRAMOWITZ TAX & LIEN SERVICES, INC. services the Attorney and Title Company market by providing Florida Chapter 159 searches for unrecorded liens on real estate property, both residential and commercial. We do not provide title searches.

Our service includes:

First verifying the proper ownership, address, and legal description with the tax ID number,
as recorded with the County Property Appraiser. 
Then obtaining: 
  • real estate and tangible property tax information. 
  • utility balances-water, sewer, solid waste, and stormwater-where applicable. 
  • special assessment letters, where applicable.
  • code enforcement letters or information.
  • information on open or expired permits BUT NOT information if a permit has been pulled for work done.

We utilize the most expedient and reasonable service available to expedite all information retrieval, including local couriers, FedEx, UPS, Express Mail, fax, and email.

We will provide the following information only upon special written requests :

  • Zoning letters stating the current zoning classification and permitted uses.
  • State level UCC searches.
  • Corporate status and list of officers/directors/owners.
  • Payoffs on recorded liens.

Immediate attention is given to your search request; we start working on it the same day we receive it.

If we find any major discrepancies between the information you have provided and the County Property Appraiser, we will contact you before proceeding.

When the search is completed, we will fax or email to you our Summary Report, along with copies of all documentation received and our invoice.

Invoices are due within 30 days.

Searches do not included any liens or pending liens, whether recorded or otherwise, as to any outstanding balance due any taxing/liening authority not specifically referenced above.
